Even if you’re fairly local, find out what it’s like to live there. Plan a walk, go shopping, spend an evening out… Talk to local people… There’s no better way to get a feel for the place.
They have access to the same houses for sale in Hertfordshire as the national chains because they’re all online at sites like Rightmove. But they know secrets outsiders don’t – they’ll show you what makes your chosen spot really special.
What’s outrageous in one place is a bargain elsewhere. So you need to get a benchmark. Start with a quick internet search of similar sized places nearby and then ask a local agent for a free valuation.
And some Don'ts:
Dreadful décor or disrepair are easily sorted. But if the place gets no sun, if it’s overshadowed by taller buildings, too near a busy road or loud pub… anything you can’t change, ask yourself can you live with that long term?
A cheaper and/or smaller place than you had in mind might have potential for a loft conversion or extension. And sometimes a high price suggests wishful thinking – or at least room for negotiation!
It’s such a huge transaction – the biggest most of us ever make – that it’s easy to ignore the extra costs. Your local estate agent might give you a free valuation but the lender charges about £300… Then there’s legal fees, stamp duty and surveys.
